| 8-storeys wood building (Välle broar)-LIMNOLOGEN |
The first of the two planned CONCERTO low-energy wood buildings in Välle broar is being constructed by the developer MIDROC. It is one of the first multi-storey residential buildings of such in prefabricated wood panels in Sweden. The building regulation in Sweden has only authorised this type of construction for the last 10 years. Before that time, it was not possible to build such high wooden residential buildings. The first floor is completely made of concrete, but for the seven additional storeys, the bearing structure, as well as the façade panels all consist of wood elements.
The company providing the wood elements is located in the north of the country, which means considerable logistical organization for the transport of the building elements to the construction site. The façade panels, as well as the slabs, all have a high level of prefabrication. Windows, doors, layer of insulation and pipes for ventilation systems are mounted together with the building elements, which makes it possible to decrease the construction period on-site. Two weeks are needed to complete one storey. To increase the construction quality and work “dry”, the construction site is covered by a large tent (http://www.nss-sverige.se).
The challenge of this building at Välle Broar concerns the construction aspects rather than the energetic ones. For instance, the air-tightness of the building will not be improved in detail. This is why the energy standard will not be as low as possible.

The housing company Hyresbostäder, the Energy Agency for Southeast Sweden and the contractor NCC are in the developing phase for similar wooden framed buildings with passive house quality. All the buildings will be situated in central Växjö and supplied by district heating (90% of the buildings in Växjö are already connected to the grid).
This first new residential area will consist of 4 similar buildings, all developed by “Midroc property development” (additional information can be found under http://www.mpd.midroc.se/bostadertillsalu). The apartments will be sold. Only two of those buildings are part of the SESAC project.

| Poptahof
|
One of the three Delft SESAC projects is the Poptahof area. In the ‘Poptahof’ project a series of high rise apartment buildings will be refurbished. This will set a new high standard of energy efficiency in order to reduce the overall energy demand of these poorly insulated buildings. New insulation and the replacement of glazing as well as the connection to a new district heating system and installation of PV-panels will ensure that the refurbished buildings become more sustainable. |

The first apartment blocks have already been evacuated and the refurbishment will start in due course. Tenants will be given the opportunity to return to the new, refurbished and renovated flats, once the building work has been finished.
Additionally, with respect to the ‘energetic upgrade’ a series of social projects are under way in this lively neighbourhood to include the socio-economic aspect into the project. Some examples include a Neighbourhood centre, new playgrounds, vegetable gardens and a innovative park provide leisure areas and social interaction. This way the overall liveability of the neighbourhood increases. Residents are also invited to set up their own ‘rules’ for living per apartment building, which helps to ensure that the Poptahof area will develop not just in environmental, but also in social sustainability manner.
